# Lette Raises $6.5M Seed Funding to Automate Rental Leasing

> Peak led the round for the London and Dublin startup, whose AI agents support more than 30,000 homes for operators including JLL.

**[Lette](https://www.lette.ai/), an AI platform for residential property operators with offices in London and Dublin, has raised $6.5m in seed funding led by Peak, taking its AI agents from first rental enquiry through to signed lease across more than 30,000 homes.**

Pitchdrive, Heliad, Foreword VC and Adeline joined the round, [announced on 26 October](https://www.lette.ai/blog/we%E2%80%99ve-raised-6.5m-seed-round), alongside angel investors including Intercom co-founder Des Traynor. Lugus and Baseline backed the company at pre-seed.

Lette was co-founded by [Mohan Sai](https://www.linkedin.com/in/mohansai), chief executive, and [Jakub Rajek](https://www.linkedin.com/in/jakub-rajek-232aa1b8), chief product officer. The company began with an apartment search, built the product alongside residential operators in Ireland, and has since opened its London office.

## What does Lette actually do?

Its AI agents handle leasing from the first enquiry to a signed lease, answer resident questions, coordinate maintenance and flag missed rent so teams can step in early.

Residents reach it through email, WhatsApp, SMS, voice and Lette's own resident app. The platform runs alongside existing property management systems including Yardi and MRI, with updates flowing back into them and no migration required.

That last detail matters commercially. Operators running institutional portfolios rarely replace a system of record, so software that sits on top of Yardi or MRI faces a far shorter sales cycle than a rival trying to rip one out.

Lette says more than 60% of resident support and maintenance requests across those 30,000 homes are handled automatically, and that it has cut the time to lease a home from two weeks to under four days. One build-to-rent operator added more than 1,000 homes without increasing headcount.

Customers include JLL and large financial institutions across the UK and Ireland. The team has grown sixfold in a year.

Sai said institutional operators in the UK and Ireland "have never had a platform built around how their teams lease homes".

Rajek put the case differently. "Housing is a human industry," he said, arguing that letting agents and property managers join the profession to look after people rather than to chase leads and update spreadsheets.

## Why operators are buying this now

UK build-to-rent investment reached £2.2bn in the second quarter of 2026, the strongest second quarter on record, [according to Savills](https://www.savills.co.uk/research_articles/229130/392451-0/uk-build-to-rent-market-update---q2-2026). North American investors accounted for 60% of the money deployed in the first half of the year, with domestic investors at 35%.

That capital arrives with institutional expectations. A fund buying thousands of operational homes is underwriting an operating margin, not only an asset, which puts the cost of leasing and resident management straight into the investment case.

The scale involved is visible in the half's largest deals. Morgan Stanley's real estate arm and Ridgeback bought L&Q's Metra Living platform, nearly 3,200 homes, for £1.045bn, and Greystar paid £500m for 904 homes at Elephant Park.

Portfolios of that size are where margin pressure turns into a software question.

"Margins in residential are under pressure, and our clients expect us to run their buildings as efficiently as possible," said John Coddington, head of residential for property management at JLL.

Thijs Dijkman, general partner at Peak, said: "We see a clear opportunity to build the AI-native operating system for residential property in Europe."

## Where the money goes

Lette will build more for the property teams already using it, grow its UK operation and take the platform to further residential operators across Europe, with new European markets planned for 2027. [Hiring continues across product, engineering and customer operations](https://www.linkedin.com/company/lette-ai).

The seed follows a $1.4m pre-seed raised in 2025.

It lands in a year when agentic AI has been the clearest route to a UK seed cheque, from [Opply's $7.5m round for agentic AI in consumer goods](https://bizztor.com/news/opply-raises-7-5m-funding-agentic-ai-cpg/) to [Nous raising $17m for a household AI agent](https://bizztor.com/news/nous-raises-17m-funding-household-ai-agent/). Lette's version is narrower and easier to price: a defined back-office workflow, an existing system of record to plug into, and a buyer who can count the hours saved.

It also adds to [London's share of UK startup funding](https://bizztor.com/uk-funding-data/london/), which [runs at 78% of all money raised this year](https://bizztor.com/news/uk-cities-sectors-most-startup-funding-2026/), even though this product was shaped by Irish operators first.

The test now is whether automating the enquiry-to-lease journey holds up across thousands more homes, in markets where the rental rules change at every border.
